Diverse Challenges, Reliable Results
Challenge: The developer, TCD North of P&O, owned a 400+ acre parcel of land in the southwestern metro area of Denver, Colorado. TCD North wanted to know if the highest and best use for their land was to turn it into a quarry.
Application: TCD North retained our marketing and real estate companies to oversee the property as a high end custom community, selling homes at prices from $800,000 to over $3 million. We developed a strategic plan to attract qualified, innovative, design-conscious, and craft-oriented custom builders, real estate brokers, and home buyers. We only permitted our sales staff to sell real estate at White Deer Valley: they were not permitted to refer buyers off site. Result: The strategy worked. We beat the sales proforma's absorption schedule by several years and substantially exceeded gross sales and profits while building a neighborhood which adhered to strict architectural design guidelines. Almost 100% of the sales were sold with the assistance of cooperating real estate brokers. |
Challenge: The developer, Community Holdings, wanted to create a suburban residential community bordering a new municipal golf course in a challenging economic time. The community of Louisville, Colorado was considered a suburban bedroom community to Boulder and Denver. Would this community be accepted by Boulder and Denver, home builders, real estate brokers and home buyers?
Application: Community Holdings retained our marketing and real estate companies to oversee Coal Creek Ranch. We selected home builders for their financial capabilities, for their innovation with energy and water conservation and for their appealing home designs. We spearheaded special promotional campaigns in concert with major utilities and city administrators to attract home buyers seeking efficient homes. We solicited real estate brokers to make Coal Creek Ranch their second office. Result: The strategy worked. Our marketing campaigns attracted qualified home buyers from throughout the entire Denver Metro Area, and our sales team provided top notch customer service before, during and after the sale. By increasing the absorption rate, we reduced marketing expenses and returned more profit to the developer. |
Challenge: While developing the Western Colorado rural community Battlement Mesa, Exxon ran into a changing market: it became cost prohibitive to extract oil reserves from shale. The job market collapsed; unemployment quickly rose to double digit figures. Could Exxon sustain the mixed-use community development of Battlement Mesa in a depressed economic environment? They also needed an exit strategy for the property.
Application: Our marketing and real estate companies were retained by Exxon to develop a strategic plan. We refocused Battlement Mesa's marketing efforts to attract active adults along Colorado's front range and beyond, into the mid-western and central southern states. We created a Pathfinder program for real estate brokers from across the state register their customers with us in exchange for full commission. We converted apartment homes into a model guest suite hotel where prospective buyers could inexpensively experience the community and its numerous amenities. Result: The plan worked. In just two years and nine months, we attracted more than 11,900 prospective renters and buyers. We increased the population of the community by more than 1,000 residents and assisted the developer to sell the community to another developer who purchased the community with builder, real estate broker and consumer brand acceptance with home for sale and for lease in many product and price segments. |
Challenge: Disney began developing Celebration, a master planned community at Disney World, after extensive research. Executives wanted to leave "no stone unturned" to consider every aspect of protecting the brand and integrity of the community.
Application: The executives contacted our team to create a policy and procedure manual for builders and developers along with their respective staff members. We created an extensive document and assembled a team of developers, builders, real estate brokers, and lenders to provide ongoing recommendations and critique of the work. Result: A development treatise was prepared complete with every strategy and tactic to enhance the residential, retail, commercial, recreational, and institutional neighborhoods and campuses of Celebration. Today, Celebration is considered one of the finest master planned communities in the world. |
Challenge: The Guatemalan builder/developer needed a professional evaluation of their residential, retail, and commercial holdings, including mid-rise and high-rise condominiums, town homes and single family homes, retail shopping centers, malls and commercial office buildings. Multiproyectos wanted to learn how to increase profits from each of their business lines.
Application: Our principal consultants toured the real estate holdings and began making immediate recommendations to the executive management and management team members. Debrief sessions were held twice throughout the day in addition to management and sales training sessions. On the final day of the visit, Robert addressed approximately 250 real estate brokers of the Capital City's Board of REALTORs on behalf Multiproyectos in a full day workshop. Result: The executive management and management teams collaborated with our principals to make changes that provided immediate improvements to the marketing and sales efforts of each of the conglomerate's lines of business. We delivered a comprehensive plan which detailed our recommendations with how-to directions, helping the management team improve lead generation, sales, closings and profits throughout the corporation. |
